What have you noticed?
The ground splits in two. In our sample of the USDA soil survey, Cedar Park had no very high shrink-swell clay and Manor had 92%, with Round Rock in between at 28%. The houses split too. Round Rock's median home dates from 2001, but in Taylor 28.6% of homes were built before 1960.
Most houses fit one of two jobs. If the floor is a concrete slab poured on the ground, slab foundation repair is the page for you. If the floor sits on beams over a crawl space, read pier and beam repair. Each page covers the signs to look for, how the work is done, what it costs, and what happens from the first visit on.
Still guessing? Book an inspection first. It costs you nothing, and only measurements can show whether a house is moving or was just built slightly off level.

Slab Foundation Repair
A slab is a concrete floor poured straight onto the ground, and many newer Texas slabs are post-tensioned. Where the clay runs deep, a dry spell shrinks the ground and one part of the slab can sink with it. Slab foundation repair drives piers past the soil that moves, lifts the sunken part close to level again and keeps it there. It's also where to start with cracks in walls or floor tile, or a slope that runs through the whole house. In Round Rock, the plan for the work needs an engineer's seal before the city issues a permit.

Pier and Beam Repair
In a raised house, the floor stands on piers or blocks with a crawl space underneath. Many older Texas homes were built this way, and the oldest homes we serve are in Taylor and Elgin, where the median house dates from the late 1970s. Raised houses shift as well, and fixing them means other work: supports reset, crushed shims replaced, sagging framing made sound. The pier and beam repair page walks through that work and the clues you can spot from the crawl space.
What Every Repair Starts With
A careful inspection records floor heights room by room and checks the drainage and the soil. The guidelines Texas engineers use say most cracks don't compromise a foundation's strength, and they call a perfectly level result unlikely after any lift. What you want is near level, and staying put. If the numbers say the house is stable, that's a good result, and you can stop there.

Still Not Sure?
That's where most people begin. If you'd rather read first, the Round Rock soil guide explains the two kinds of ground, and the cost guide explains why quotes differ so much.
